Acquisition and Restoration
Identifying and acquiring buildings in the town centre, and restoring them to a standard suited to long-term ownership and modern occupation.
The Company
Phoenix Capital was established in 2017 to invest in, refurbish and develop property in Gibraltar, with a particular interest in the Georgian and Victorian buildings of the town centre.
The company acquires buildings and sites, obtains the necessary consents, and either restores or redevelops them. Schemes have ranged from single residences to multi-unit residential and hotel projects.
Completed properties are held and let, or sold. The company works with established Gibraltar architects, engineers, planning consultants and contractors, and has a long-standing relationship with Gamma Architects.

Activities

Identifying and acquiring buildings in the town centre, and restoring them to a standard suited to long-term ownership and modern occupation.

Taking sites and buildings through design, planning, building control and construction, from appointment of the professional team to completion.

Letting, maintaining and managing the completed portfolio, and reviewing each asset periodically for refurbishment, re-letting or sale.
Portfolio

Upper Town
A mid-nineteenth-century villa in the Upper Town, below the Moorish Castle, on a site of some 975 square metres with one of the largest private gardens in the Old Town. Acquired in a poor and partly unfinished state after years of piecemeal alteration.
The scheme retains the house. The original arched ground floor and colonnaded bay are stabilised and kept, the later additions are consolidated into a single coherent elevation, and the west-facing garden is reinstated with a pool and terrace. Some 600 square metres of accommodation across the house, pool house and wine cellar.
Town centre
A corner site in the heart of the town, redeveloped as a four-storey townhouse in the Georgian manner: sash windows and shutters, wrought-iron balconies, a curved corner bay and a roof terrace, with garaging at street level. Approximately 380 square metres of accommodation over four floors with 120 square metres of terraces. Designed with Gamma Architects.

Schemes originated and designed by Phoenix Capital in the town centre.

A thirteen-storey scheme at 75 to 81 Engineer Lane: 56 apartments, offices, a gym, 59 parking spaces and an extensive green roof, designed with WSRM for city living at an accessible price point.

The re-imagining of the historic Cannon Hotel in the Old Town as a boutique hotel: a comprehensive refurbishment and contemporary extension providing nineteen guest rooms, a ground-floor café and restaurant, a green-walled courtyard with glazed verandas, and a rooftop bar. Designed with Gamma Architects.
